1 Important Information
Camper BMS is a booking and property management platform, not a payment processor or merchant of record. All guest payments for paid guest invoices are processed directly by the campground's connected payment provider. Camper BMS does not process, store, deduct, hold, route, or settle guest payment transactions at any time.
We invoice campground operators monthly in arrears via Stripe for platform fees and any opt-in services. Fees are not deducted from guest payments.
Our platform fees are billed separately from payment processing fees. Payment processor fees are charged directly by your chosen provider (Square, eWAY, etc.).
Refunds are processed by your payment provider under your payment provider account. Camper BMS can initiate refund requests via the payment provider's API on your behalf, where supported and explicitly authorised.

What is Camper BMS?
Camper BMS is a booking and property management system (PMS) built for campgrounds, caravan parks, and holiday parks across Australia. We provide a comprehensive software solution to help you accept bookings online and manage various aspects of your business operations.
What is the Beta?
Camper BMS is launching a limited beta program in May 2026, open to the first 10 campgrounds across Australia. Beta participants get early access to the full platform at a discounted platform fee, and their feedback directly shapes the product before general release. Places are limited, so we encourage you to apply early to secure your spot.
How does the real-time availability system work?
Our system updates availability records when a booking is created or updated, showing guests exactly what's available without guesswork. This eliminates the trial-and-error process and reduces unnecessary phone calls.
Can I keep my current payment provider?
Our platform integrates with card payment providers including eWay, Square, Westpac OnlinePay, ANZ Worldline and Pin Payments using your own provider accounts. Digital wallets (Apple Pay, Google Pay, PayPal, etc.) are not supported at this time.
How do the embeddable widgets work?
We provide iframe widgets of the listing page, individual campground areas, and the customer portal that you can easily embed on your existing website - no coding knowledge required.
Can I customise the look and feel?
Yes! You can customise colours, fonts, logos, and even add your own subdomain to match your brand perfectly. You can also add custom policy pages as needed.
Does Camper BMS have an API for custom integrations?
Yes! We have a comprehensive REST API that gives you programmatic access to bookings, customers, leases, invoices, discounts, add-ons, campsites, areas, and real-time availability. Perfect for building custom integrations or connecting to other systems. Our API is opt-in, and we charge a small fee per write request sent using the API. Visit our developers page to learn more.
How does the hotspot creator work?
Our hotspot creator lets you map physical spots on an image of your campground, allowing guests to select exactly which site they want by clicking on the map. Auto-detect hotspots straight from your map image, or create them manually for full control.
How does billing work?
1. Guests pay you directly. You connect your own payment provider (Square, eWAY, etc.). Card details are entered directly into the provider's hosted fields - they never touch our servers. Guest payments settle directly into your payment provider account. Camper BMS does not process, store, route, hold, or settle cardholder data or guest funds at any point.
2. We calculate your fee. At the end of each billing period, we total the value of paid guest invoices. Your platform fee is calculated as a percentage of that total.
3. One invoice, billed separately. Your platform fee and any opt-in services are itemised on a single monthly invoice billed in arrears via Stripe. This is completely separate from the payment processing fees charged by your payment provider.
What counts as a guest invoice for billing?
A guest invoice is automatically created whenever a guest makes a booking through Camper BMS. Guest invoices can also be created manually for custom charges (including lease invoices and add-ons). Only invoices paid through your connected payment provider are billed. Imported bookings and invoices manually marked as paid are not billed. These are referred to above as paid guest invoices.
